You deserve better real estate investments.  In many parts of America, the cost of investment properties has soared to unsustainable levels.  At some point, new investors are going to refuse to be "the bigger fool" and pay more for highly appreciated properties.  After all, there has to be some rental return on the investment, not just the hope of finding a "bigger fool" to pay even more for it when you sell.  The solution: diversify your investment by moving your equity to other areas of the U.S. where you get more rent per dollar invested.  You need to do this while prices in other areas are still low, then ride that market up like did in your present investments.

You sell your inflated property before the bubble bursts, then use Internal Revenue Code Section 1031 to pay no tax on the sale.  By using the "like kind" exchange, you take your entire equity to another area.  Then, buy properties with the same dollar value as your sale, and get much more rent coming in.  In addition to putting more money in your pocket each month, you invest in an area that will be attractive to other investors as it makes economic sense.  As other investors move their money to your area, the value of your investments go up.
